ALTA / NSPS Land Title Surveys

CA5 prepares ALTA/NSPS Land Title Surveys for commercial, institutional, mixed-use, and real estate transactions. These surveys are performed in accordance with the joint minimum standards adopted by the American Land Title Association (ALTA) and the National Society of Professional Surveyors (NSPS).

An ALTA/NSPS survey maps all improvements, easements, rights-of-way, and other record and observable items that may affect ownership or title. The purpose is to provide the buyer, lender, and title insurer with a complete and reliable depiction of conditions that impact value, financeability, coverage, and future development.

In addition to the baseline standards, the ALTA/NSPS specifications include a set of optional scope items (“Table A”). CA5 works with the client, title officer, legal counsel, lender, and brokers to select the appropriate Table A items so that the final survey meets the specific needs of the transaction.
