Legal descriptions are used to precisely define a parcel of land or a specific portion of land such as an easement, right-of-way, or access corridor. These descriptions must be clear, unambiguous, and uniquely identify the subject area. When a visual representation is required, a companion exhibit map is prepared to illustrate the written description.

CA5 prepares legal descriptions and exhibits under the direction of a California Licensed Professional Land Surveyor, who seals and signs the documents as required by state law.

Accurate legal descriptions are essential for real property transactions, land transfers, easement creation, development, entitlement, and resolving boundary or encroachment disputes. Having a properly drafted legal description ensures that future construction, conveyance, or financing is based on the correct parcel and protects the integrity of the land rights being conveyed.
